Cost of Government funded housing is 300% of the cost we deliver multifamily projects for.... why is that?

Simply put, cost of housing is directly correlated* to the materials and labor necessary to execute on projects. It does not matter if is the cost of 2x4s or whether the foreman or Director of Development are spending more time on an issue

The costs always get passed on to the end-user in the form of Rent or Mortgage payments...AFTER the investors already took a hit on their returns.

Everyone else gets paid. Investors compromise. The project still gets built (hopefully)

Then they charge more next time

The only groups with an incentive to improve financial performance of projects are private developers and their investors.

It’s time to stop blaming the market and take action
